STEP 6: Pre-Construction Meeting and Color Sessions.

STEP 7: Permitting.

Once your initial set of prints are received, we will have a pre-construction meeting to review all the details of your plan. Any changes will be sent to the draftsman to be finalized. Once the finalized plans are received, there can be no more structural changes. These will be your final prints that will be engineered, permitted and provided to our sub-contractors. Around the same time as the pre-construction meeting, you will also attend appointments to make all of your color and material selections.  This can be a daunting task because you are picking pretty much everything in your home. You will select everything from your paint colors, roofing style, tile material, cabinets, countertops, appliances, lighting and fans, and much more. But don't worry.  We will be with you through the whole process to answer any questions you have. The reason we select these items so early in the process is because many things need to be ordered in the beginning for us to get them in a timely manner. Once color and material selections have been completed, any changes (if possible) will need to be accounted for on a change order.

STEP 1: Make the decision to build.

Now it is time for construction to begin.  This is what you have been waiting for!  This is a very exciting time.  But it is important to understand that building a home in Southwest Florida takes time.  Although rare, hurricanes and flooding are a possibility in our region.  We abide by strict codes to ensure you have a structurally safe home.  We have many inspections to ensure codes are being met. During construction we are on-site mostly every day making sure everything is clean and running smoothly.  There will be several chances for you to meet with us and walk the home together.  If you are out of town during the build, we can send you updates and pictures, so you know what is happening at your home. Rest assured that we continuously work with our sub-contractors to keep the jobs moving as fast as possible. We want to get you into your beautiful new home as quickly as we can!

STEP 8: Construction.

Next comes the contract.  All of the items outlined in your proposal will be laid out in the construction agreement, along with additional construction specifications. Both the Owner and Contractor will review and sign the agreement to start the home building process. At the time of contract signing, we take a $10,000 deposit for drafting and gathering all permitting requirements. Remaining draws depend on whether you are using a lender or paying cash. The initial set of prints typically take a couple months to receive.

Building a new home is very exciting.  Who doesn't want a home designed for them along with the ability to select your own finishes?  But, do your research.  Understand what is involved in building a home in Southwest Florida and what you can expect before making a final decision.

Knowing what you want and need might not be as straight forward as you may think. There are many factors that come into play. We are here to walk you through the process and help you navigate options that will best suit you.  Maybe one of our current models is perfect for your needs.  Maybe it is almost perfect and just needs some slight modifications. Or maybe you envision something completely different.  We will work with you through the design process until your new home is just the way you want it.

Once the design of your home is finalized, we will discuss the features you want in your home.  These features, along with the design, will determine the price to build on your lot. We will provide an itemized proposal detailing what is incorporated in the price. Once a review of the proposal has been completed by the homeowners, we will determine if any changes are needed. Adjustments will be made as necessary until we get to a final contract amount.

STEP 5: Contract.

One of the most crucial steps in building a new home is selecting the right lot.  You can change a home, but you cannot change the location of the home.  Not all lots are created equal when trying to get what you want.  Some things to consider: cost, neighborhood, home exposure, utilities.  Do you want a waterfront or dry lot?  Gulf access or fresh water? Can the lot accommodate the size of the home that you want?  Many people have already done their research and purchased a lot prior to selecting a builder.  If not, we would be more than happy to help you select and acquire property that meets your needs and expectations.

Once we have your final prints, we are able to acquire everything necessary to apply for the building permit.  It is not as easy as just sending the prints to the building department.  There are many steps required before we are able to submit for a permit. Some of which include engineering, truss design, energy calculations, impervious surface calculations, septic design (if applicable), site plan design, window/door schedules, etc.  As soon as we have all the necessary documentation, we will apply for the building permit.  The building department will review all documentation and advise if any other information is needed.  It is hard to determine the length of time the building department will take to approve the permit. It typically takes between 4-6 weeks to receive the building permit.  But could take 3-4 months depending on how many permits they are working on at the time.
